Montauk has the strongest short-term rental market on the East End. Demand is driven by the summer social scene, proximity to the Point, surfing, and a less formal environment than the villages. Peak-season weekly rates for well-positioned Montauk properties range from $8,000 to $25,000+. STR regulations are governed by East Hampton Township rules, which have tightened. Verify current parcel-specific status before building STR income into any acquisition model.

Where to Buy in Montauk

Entry-level: $1.5M for a modest home off the main corridors. Mid-market: $2.5M-$5M for a renovated property with good positioning. Upper end: oceanfront or near-oceanfront from $5M-$8M+ when they trade. Surfside Drive and the oceanfront streets command the premium. Downtown Montauk village properties offer more accessible pricing with walkability to commercial activity.
