Understanding Road Positioning

In the Hamptons, "oceanfront" is used loosely. True first-row oceanfront has the property boundary at or near the Atlantic beach. Second-row properties face the ocean across a road, have beach access, and typically have unobstructed views but no direct sand-to-back-door access. The price differential between first-row and second-row is typically 40-80% on a per-square-foot basis - sometimes more for the most significant first-row positions.

The Trophy Corridors

Gin Lane (Southampton Village): The most famous oceanfront address in the Hamptons. First-row estates have traded at $30M-$80M+. Very limited turnover.

Meadow Lane (Southampton): The oceanfront-to-bay barrier strip. Properties with Atlantic on one side and Shinnecock Bay on the other. Among the most distinctive oceanfront positions in the United States.

Further Lane (East Hampton Village): The East Hampton equivalent of Gin Lane. Georgica Pond access nearby. Properties in the $15M-$40M range when they trade.

Sagaponack Road: The Sagaponack Village oceanfront corridor. Large oceanfront parcels at scale. Consistently one of the highest-median-price zip codes in the US.
